
Requirements for Portugal Golden Visa
To get the Golden Visa in Portugal, you must make a qualifying investment ― usually in real estate or venture funds - and hold the respective investment for five years.

Requirements:

Any non-EU/EEA/Swiss national can apply for the Portugal Golden Visa

The main applicant must be at least 18 years old

The funds for the investment should arrive from outside of Portugal

Enter Portugal for the first time on a valid Schengen visa.

Investment Options
The traditional route and the most popular investment option for Portugal's Golden Visa is investment through real estate.
Real estate investment assures an investor; a tangible asset of his own that he can utilize plus the investor is allowed to rent out his property and earn rental yields on it.
Real Estate Investment:

Purchase of real estate property worth €280,000 or more that is part of a renovation programme.

The purchase of real estate property with a value equal to or above €500,000.

The purchase of real estate property, with construction dating back more than 30 years or located in urban regeneration areas, for refurbishing, for a total value equal to or above €350,000.

Portugal Golden Visa Update!
The long-awaited details for Portugal Golden Visa changes are officially declared as of February 12, 2021.
Given this, until December 31, 2021, the program will remain unchanged, where the acquisition of any type of property in any location (including in Lisbon or Porto) can be used towards a Golden Visa application.

From 1st January 2022 following will be the changes in real estate investment:

Purchase of real estate for residential purposes of at least €500,000 will be only allowed in the Azores, Madeira, or the inland of Portugal (including some areas within the Algarve & Alentejo);

Purchase and rehabilitation of real estate for residential purposes of at least €350,000 will be only allowed in the Azores, Madeira, or the inland of Portugal (including some areas within the Algarve & Alentejo.
